Simon seeks rent growth by upgrading outdated, second-tier shopping center

CEO and Chairman David Simon said the real estate investment trust is filling vacancies and bringing in new kinds of tenants to its lower-performing, so-called Class B properties after focusing for some time on its biggest properties, Class A malls. There's an opportunity with the outdated malls, properties that remain "important assets" in their communities.


Office Attendance Hits Postpandemic High

Office attendance last week was at its highest levels since the pandemic, according to Kastle Systems. Weekly average occupancy reached 54.2% of foot traffic levels before the pandemic sent workers to their home offices. The weekly average attendance rate has climbed 6.5 percentage points in the last month, with all 10 cities tracked by Kastle seeing occupancy tick up.

Sussex County nears the end of its property tax reassessment process

Sussex County nears the end of its property tax reassessment process, the county's first since 1974. The process began in May 2020, when the Court of Chancery ruled Delaware's property tax system was unconstitutional in an education funding equity case – forcing reassessments in all three counties. Sussex County's Assessment Department director Chris Keeler said the reassessment was overdue.

FLORIDA
Florida Homeowners Drop Property Price by Over 30%

In Tampa, Florida's Beach Park neighborhood, a luxury home has experienced a significant price drop, potentially due to the impact of recent storms and shifting market conditions. Listed for $1.65 million in November 2024, the price of this 3,163-square-foot property has decreased by 33 percent to approximately $1.1 million. The home site is under contract currently, but accepting backup offers.

Bill to kill carbon pipeline property tax exemption in North Dakota fails

A bill that would have required carbon dioxide pipeline developer Summit Carbon Solutions to pay property taxes in the first 10 years of operation in North Dakota failed Thursday in the state Senate. Sen. Jeff Magrum, R-Hazelton, sponsored Senate Bill 2320 that would have removed a tax exemption for interstate carbon dioxide pipelines such as the Summit project.

OHIO
Legislation introduced to provide property tax relief for Ohioans

Ohio State Senator Sandra O'Brien has introduced legislation that would provide Ohioans with property tax relief. According to a press release, Ohio's property tax burden ranked at #11 for the highest effective property tax rate nationwide at nearly 1.3% in 2022. That data does not include the most recent increases in 2023 and 2024.

OKLAHOMA
A proposal to replace Oklahoma's 'unjust' property tax

Oklahoma state Sen. David Bullard (R-District 6) spares no words in talking about property tax. "Property tax is unconstitutional; it's an unjust tax, there's no doubt about it," he said. Senate Joint Resolution 15, authored by Bullard and Durant lawmaker Rep. Cody Maynard (R-District 21) proposes that property taxes collected by county government be replaced with a consumption tax.

PENNSYLVANIA

CBL Properties has sold Monroeville Mall and its Annex in Monroeville, Pa., for $34 million. Walmart bought the retail assets totaling 1.2 million square feet, according to CBS News. JLL worked on behalf of the seller, while CBRE Senior Vice President Tom Flynn represented the buyer.

Burlington Considers Adding Defunct Cathedral to Tax Rolls

VT In December, leaders of a Catholic parish in Burlington won a two-year court battle against activists who sought to stop their planned demolition of the downtown Cathedral of the Immaculate Conception. But just as that conflict ended, another is brewing. Earlier this month, the City of Burlington informed the parish that the cathedral no longer qualifies for the tax-exempt status generally afforded to religious organizations.
